Since 23 January 2023, the responsible person for any block in England with two or more flats and shared escape routes must give every resident fire safety instructions and fire door information: when they move in, at least every 12 months, and after any material change. Fire Door Check Log

Fire door checks for blocks of flats, planned and recorded on your phone.

Regulation 10 · Blocks over 11 metres

In blocks where the top storey is more than 11 metres above ground, communal fire doors must be checked at least every 3 months, and flat entrance doors at least every 12 months on a best-endeavours basis, with a record of every attempt to get access. Compliance questions for blocks of flats.

What compliance duties apply to blocks of flats in England?

It depends on the building. Every block with two or more flats and shared areas residents use to escape must give residents fire safety instructions and fire door information, under Regulations 9 and 10 of the Fire Safety (England) Regulations 2022. Where the top storey is more than 11 metres above ground, communal fire doors must also be checked at least every 3 months, and flat entrance doors at least every 12 months on a best-endeavours basis. If one boiler or heat pump supplies heating or hot water to more than one flat, the system is a heat network regulated by Ofgem, and operators and suppliers of existing networks must register by 26 January 2027. Your fire risk assessment and other duties still apply.

Who is responsible for compliance in a block of flats?

Usually the freeholder, the residents' management company or right to manage company, or a managing agent acting for them. Our tools are built for the volunteer directors, freeholders and managing agents who carry these duties.
